BUILDING DESIGN

Howes Design Co is ready to ask you the right questions, review your ideas and work with you to provide preliminary sketches. Whether you are looking to design a new home, renovate, unit develop or commercial build we can help.
DRAFTING & DOCUMENTATION

We supply detailed and quality Drafting services at affordable prices. Our experienced draftsman are local and understand all of the Council Codes, Guidelines and NCC requirements making the process efficient.
COUNCIL APPROVAL
​
We have worked with most of WA's Local Councils, and are always keeping up to date with relevant guideline changes to ensure there are no delays in getting your project approved. We can also assist with lodging your drawings to Council on your behalf if requested.
ADDITIONAL SERVICES​

Howes and Homes can help organise quotes, and liaise with our trusted consultants such as Structural & Geo-Technical Engineers, Land Surveyors, Energy Efficiency, BushFire Reports and Building Certifiers as part our service.

If you don't already have someone in mind or are going owner builder, Howes Design Co have trusted relationships with various Local builders. Depending on your project requirements, we will 'hand pick' a select few, ensuring your project is completed to the quality you deserve.
THE PROCESS
Stage 1: Initial Brief | Fee Proposal
Once we have been in Contact, and you have provided us with a rough idea of what you require, we will be able to give you a quotation based on the information you have provided.
Stage 2: Concept | Preliminary Design

Once there is an agreement on the quote and scope of work, we will provide you with a concept based on our previous discussions. This will include relevant floor plans, elevations and 3D perspectives. We will adjust the design if required, until you are satisfied with the final plans.
Stage 3: Planning Approval
Once a final design is achieved, we will develop the design to a stage where the drawings will be suitable for a Planning Approval submission. Ensuring compliance with the National Building Codes of Australia, Residential Codes and any other Council requirements.
Stage 4: Building Permit

Once the Planning Approval submission has been granted, we will further detail the plans to a stage suitable for a Building Permit application.
